Work experience:

Some of our work highlights and typical examples of work we undertake include:

  • advising and settling numerous dilapidations claims e.g. in recent years a client landlord claim for £3.6m settled for over £3m despite considerable s18 issues and a client tenant claim where landlord’s remedial works actually carried out with a claim for nearly £2m was settled for circa £300k;
  • advising on numerous tenant insolvencies including making application to the High Court for permission to forfeit;
  • managing multiple lease renewals for national retailers and property investors from service of notices through to contested disputes on lease terms;
  • advising and assisting landlords in over 200 claims for possession, from commencing the claim right through to representing landlords at possession hearings in the Southampton and Winchester County Courts;
  • working with a private owner to ensure vacant possession is given to various commercial units so that they are ready for development;
  • resolving long standing neighbour disputes concerning the ownership of land and the Party Wall Act;
  • applying and defending against claims for adverse possession of land;
  • representing landowners, communities and individuals at public inquiries relating to Village Greens and upgrading of public rights of way;
  • advising a multi national company on a contract dispute in the Technology and Construction Court that resulted in the client company successfully recovering what was due to them from a supplier;
  • advising an owner of an industrial site who was in dispute with engineers over construction of a £2m building. Successfully concluded at mediation in 2016.
