Partner - Head of Property Litigation Team

My experience

I am a Partner in the Dispute Resolution department and Head of the Property Litigation team. For over a decade, I have specialised in resolving property-related disputes, advising on a wide range of matters from commercial lease renewals through to complex issues such as land ownership and rights of way.

No two days are the same in this area of law, which is one of the aspects I enjoy most about my role.

Areas of Expertise

My work broadly covers:

Approach

I am passionate about resolving disputes and finding practical solutions for my clients. While court proceedings are sometimes necessary, I always seek to resolve matters collaboratively where possible.

I have undertaken extensive training in negotiation practices and work closely with third parties to reach effective outcomes, whether through mediation, structured negotiations, or traditional meetings.

Court & Advocacy Experience

I advise and represent clients across the courts and Land Tribunals of England and Wales, working from our Southampton, Winchester and Bournemouth offices.

I am a Solicitor Advocate with higher rights of audience, meaning I can represent clients in the higher courts. I am experienced in:

  • Civil litigation procedures
  • Tribunal rules governing property claims
  • Active court proceedings in both County Court and High Court matters

My work often includes injunction applications, disputes over ownership rights, commercial lease renewals and contested possession claims.

Work Highlights

Examples of my recent work include:

  • Obtaining an injunction in a boundary dispute and successfully striking out a defence at an early stage
  • Acting on an adverse possession claim involving land valued at over £1.5 million, proceeding to trial
  • Successfully appealing to the Welsh Minister to overturn a public body’s licensing decision
  • Defending a tenant’s right to a new lease against a landlord’s claim under Ground G
  • Resolving a complex multi-party right of way dispute involving a landlocked property
  • Recovering possession for local authorities and landlords against trespassers
  • Enforcing payment terms under an Option Agreement where liability was disputed
  • Advising a multinational leisure company in a contractual dispute, securing damages
  • Acting for an agricultural landlord in a possession dispute involving trust and estoppel claims
  • Defending lenders’ possession claims against commercial and residential landlords

Memberships

  • Property Litigation Association (South Coast Region Committee Member; former Chair)
  • Southampton Property Association
