My experience

I am a solicitor in the Property Litigation team.

I first joined Paris Smith in 2014 as a trainee solicitor and went on to qualify into the Commercial Property department where I gained experience and knowledge in drafting commercial leases and advising on the sale and purchase of leasehold properties and land. In 2018 I went on to specialise in property litigation and now enjoy a varied case load of the types of work listed below. My favourite part of my job is helping our clients solve problems they are facing to do with property and being exposed to a wide variety of property law.

I regularly undertake the following types of work:

Commercial Property Disputes

  • commercial lease renewals (service of s.25/s.26 and counter notices), commencing or opposing proceedings for a new lease;
  • preparing and advising onbreak notices;
  • dilapidation (disrepair) claims;
  • breach of lease terms;
  • trespassing/forfeiture;
  • commercial rent arrears recovery procedure (CRAR);
  • rights of way, easement and restrictive covenant disputes; and

Residential Property Disputes

  • Agricultural tenancies;
  • Leasehold Enfranchisement
  • Breach of lease and disrepair terms;
  • Rights of way, easement and restrictive covenant disputes;
  • Adverse possession claims;
  • Neighbour and boundary disputes/party wall act notices;
  • Contentious property issues related to insolvency;
  • Residential leasehold matters, including lease extensions and enfranchisement, both individually (in relation to leasehold houses and flats) and collectively (in relation to buildings including flats). My work usually includes voluntary lease extensions and statutory lease extensions under the Leasehold Reform Housing and Urban Development Act 1993.

Residential Landlord and Tenant

  • Residential possession proceedings;
  • Serving s.8 and s.21 notices;
  • Residential lettings advice;
  • Enforcement of possession and money judgments;
  • Tenancy renewals and deposit claims/procedure.

I am a member of the Property Litigation Association and the Southampton Property Association.
